Call for an interior Designer- Architect - ARYAF- Saghbine Bungallows

Berytech is a leading organization in the Entrepreneurial Ecosystem in Lebanon, that aims to provide a conducive environment for the creation and development of startups, through incubation, business support, counseling, funding, networking, and  company hosting, hence taking part in the economic revival of the country, participating in wealth and job creation, and retaining graduates and high-level skills in Lebanon.  

ARYAF serves Micro, Small, and Medium Enterprises operating in food processing, local hospitality, tourism, the restaurant industry, eco-tourism, and agri-tourism within west Bekaa, Zahle, and South Mount Lebanon.  

The program aims to empower sixty MSMEs (Micro, Small, and Medium Enterprises) to increase their sales volume, implement a business continuity plan, and provide training to their staff, including youth, women, and disabled individuals.

The program is funded by The German Federal Ministry for Economic Cooperation and Development (BMZ) and implemented by Deutsche Gesellschaft für International Zusammenarbeit (GIZ), in partnership with Berytech, within the framework of Strengthening Agriculture, Local Communities and Small and Medium Enterprises project (ACE). 

Saghbine Bungalows is located in the charming village of Saghbine, on the eastern slope of the Western Lebanese Mountains, at the foot of Mount Niha, by the Litani River in the heart of West Bekaa.

 The property features 5 couple bungalows and one family bungalow, each with its private space that offers the possibility to disconnect from city life. It's about 80 minutes away from Beirut and 35 minutes away from Zahle. Guests are welcome to enjoy the land and make themselves at home.

There you feel free to play guitar around the firepit or sing your heart out if you are musically inclined. There is also a BBQ and a firepit, so you can grab some wood and light a fire.

 Additionally, the property provides welcoming guest homes with decent lodgings that encourage guests to thoroughly experience local culture.

Visitors may also engage in a range of outdoor local activities in the surrounding area.

The scope of work

The goal is to hire the following:

•             An interior design consultant will be responsible for visualizing and sketching design plans, consult on sourcing products and materials, determining costs, and inspecting completion to ensure alignment with design specifications.

•             The interior designer hired for this project is expected to demonstrate a high level of creativity in terms of space utilization, color schemes, and movement. The designer will be responsible for creating simple yet charming designs for various indoor areas such as guest houses, conference rooms, and restaurants. Additionally, the designer will be required to submit drawings for outdoor restaurant terraces, swimming pools, and bungalows. Effective communication skills are crucial for this role, as the designer will need to be able to persuade and communicate design ideas effectively.

The Architect shall provide services in respect of the following works:

• Taking instructions from the client/interior designer and preparing a design brief.
• Design and site development.
• Sanitary, plumbing, drainage, water supply, and sewerage design.
• Electrical, electronic, and communication systems and design.
• Fire detection, Fire protection Security systems etc. If required.
• Periodic inspection and evaluation of Construction works. If required.
• Landscaping of open spaces, pool & Terraces

Methodology

1. CONCEPT DESIGN:

The Architect shall provide conceptual designs for the existing Indoor units; Restaurant/ Conference room, couple Bungalows, and family Bungalow ….. The drawings will include furnishings.

He/ She shall provide drawings for the outdoor area; Main entrance, outdoor restaurant, terraces, Kids area, and Pool area …...

• Provide an evaluation report showing the interaction between the different units, activities, since the interior designer will submit drawings for an indoor restaurant outdoor terrace, pool, gardens, bungalows....
• Submit a report on extra work needed to ensure perfect sealing using appropriate sealing products and application methods needed to perform the activity.
• Analyze the schedule of spaces with activities and site potential.
• Prepare conceptual designs for Bungalows and other units and prepare a rough estimate of cost on an area basis.

Deliverable 1: Site Evaluation Report including conceptual design budgeted.

Report on Sealing work for the Guest houses (Bungalows), restaurant, and conference room… and for the outdoor units when necessary.          

2. PRELIMINARY DESIGN AND DRAWINGS:

• Modify the conceptual designs incorporating required changes; prepare the preliminary drawings, interior views, and schedule of finishes for the client’s approval along with the preliminary estimate of cost on an area basis.
• Designing Bungalows that are charming, inviting, and comfortable, encourages guests to spend more time and recommend it to others. The job requires careful consideration of various technical details such as lighting, ventilation, and sound insulation. These factors can greatly impact the overall guest experience and influence their decision to return or refer other guests to the establishment.
• Designing, the main entrance, outdoor terraces, pools, and gardens, and providing drawings that align with the local and surrounding view of the Qaraoun lake as well as the apple and grapes orchards…

Deliverable 2:  Preliminary design and drawings for the units cited in I. (At least two drawings / Unit) 

3. INTERIOR AND EXTERIOR UNITS - DRAWINGS FOR CLIENT/ STATUTORY APPROVALS:

Prepare drawings necessary for Clients, for the indoor and outdoor units cited in I.

Prepare statutory approvals and ensure compliance with codes, standards, and legislations, as applicable, and assist the Client in obtaining the statutory approvals thereof, if required.

Deliverable 3:  Final designs and drawings for the units cited in I.

4. Materials Sourcing and Budgeting.

• The consultant will Advise, in close collaboration with the Owner/ Manager on purchasing ready furnishings or advise on sourcing the materials and the products needed to produce these furnishings. The consultant will work closely with the owner/manager to advise on sourcing the materials and products needed to accomplish the created designs for the restaurant, conference room, terraces, main entrance, and pool.     

Given the financial constraints, the aim is to integrate the elements of enjoyment and practicality synergistically.           

Deliverable 4:  Decide about the Charming Essential Furniture for 5 Bungalows.

5. WORKING DRAWINGS AND TENDER DOCUMENTS:

• Prepare working drawings, specifications, and schedule of quantities sufficient to prepare an estimate of cost and tender documents including code of practice covering aspects like mode of measurement, method of payments, quality control producers on materials and works, and other conditions of contract.

Deliverable 5:  Final working drawings with specifications and requirements cited in IV.

6. CONSTRUCTION:
   • Prepare and issue drawings and details for the proper execution of works during construction if executed during the agreement lifetime or other works needed during refurbishment.
   • Approve samples of various elements, materials, and necessary components.
   • Check and approve shop drawings submitted by the contractor/ vendors.
   • Visit the site of work and fabrication workshop, at intervals mutually agreed upon, to inspect and evaluate the progress of works and where necessary clarify any decision, offer interpretation of the drawings/specification, to ensure that the project proceeds generally under the conditions of contract and keep the Client informed and render advice on actions, if required.
   • To ensure that the work at the site proceeds under the contract documents/drawings and to exercise time and quality controls, the day-to-day supervision will be carried out by a Construction Manager who shall work under the guidance and direction of the Architect and shall be appointed and paid by the Client.
   • Issue Certificate of Virtual Completion of works.

Deliverable 6:  Visit Tracking template.

                            Working Drawings.

                            Shop Drawings.

7. COMPLETION:
   • Prepare and submit completion reports and drawings for the project as required and assist the Client in obtaining a "Completion/ Occupancy Certificate" from statutory authorities, wherever required.
   • Issue two sets of as-built drawings including services and structures.

Deliverable 7:   Completion Report/ Final Report.

The candidate profile during the consultancy period.

Requirements and skills

1.            Bachelor's degree in interior design or related field.

2.            Portfolio of design work.

3.            Project management experience.

4.            Experience with computational design.

5.            Highly creative, imaginative, and artistic.

6.            Excellent communication skills, especially regarding communicating an artistic vision.

7.            Proficiency in AutoCAD, Illustrator, SketchUp, or similar design software.
